A note from me

Some homes become the place everyone gathers.

I put this package together so you can get to know the house before you walk through the door, and so you have the neighborhood details and buyer questions in one place.

What I love about this one is how much room it gives a household. Every bedroom is on one level, there are two separate places to gather upstairs, a whole lower level built for game nights, and a garage that actually holds the cars, bikes, boards, and tools that come with Truckee life. Glenshire is a year-round neighborhood with its own pool, pond, and trails, and Boca, the Legacy Trail, and downtown are close by.

If you would like to see it in person, or want help thinking through any of the questions at the end, reach out anytime. I am happy to help.

How the house lives

Two levels, each with its own job.

The home is a reverse layout: you come in at ground level and climb to the main living floor, where the wood ceilings, kitchen, both gathering rooms, and all four bedrooms are. The lower level holds the recreation room, bar, a shower bath, the mudroom entry, and the garage.

Main level · Gather

Wood stove, kitchen, and dining, all within sight of each other.

The living room centers on a wood-burning stove set into river rock, with built-in shelving around the media wall and tongue-and-groove pine overhead. It opens to the kitchen, where a granite island with a cooktop faces the room, so whoever is cooking stays part of the conversation.

The dining area sits at the end of the kitchen with windows on two sides and a door out to the long front deck: morning coffee in summer, a quick step outside for the grill.

Dining area11′8″ × 12′4″
Front deck / balcony43′6″ × 9′3″
Living room with river rock wood stove, leather sectional, and view into the kitchen beneath a pine ceiling
Kitchen island with gas cooktop and granite counters
Dining table beside the kitchen with windows and a door to the deck
Main level · Spread out

A second, larger family room with tall windows.

Separate from the living room, the family room is the biggest space in the house, with a high pine ceiling, a wall of tall windows, and a cushioned window seat. It works as a playroom, a homework and craft zone, or a place for movie night while the other room stays quiet.

Two bedrooms and a full bath open directly off this room, which keeps younger kids close or gives visiting family their own wing.

Room schedule
Family room27′4″ × 27′3″

Bedroom11′4″ × 13′6″
Large family room with tall paned windows, carpet, and pine ceiling
Bedroom with a navy accent wall and window seat
Bedroom with pine vaulted ceiling and window seat
Main level · Rest

A primary suite with its own deck.

The primary bedroom has French doors to a private rear deck with stairs down to the yard, a walk-in closet, and an ensuite bath with a jetted tub. A fourth bedroom with its own full bath sits on the other side of the floor for guests.

The laundry room shares space with a recently remodeled half bath: shiplap, open wood shelving, and hex tile, right on the main floor where the bedrooms are.

Guest bedroom13′3″ × 14′9″

Lower level · Play

The room for game day, birthdays, and board games.

Downstairs, the recreation room has a pellet stove, knotty pine wainscot, and a full wet bar with glass-front cabinets, a beverage fridge, and two draft taps. A bath with a walk-in shower is right off the room, so nobody has to go upstairs mid-game.

A separate foyer off the garage works as a mudroom: benches, hooks, and a place to drop boots and ski gear before they reach the house.

Storage room15′11″ × 11′1″

Garage & grounds · Store and park

Room for four cars, a boat, and all the gear.

The garage combines a traditional two-car bay with a deep tandem bay for two more vehicles, plus a large storage room. The front driveway and side parking leave space for an RV or a boat.

Out back, the level 0.26-acre lot is fenced, with a lower deck, a patio, and a hot tub. The long front deck runs the width of the house.

Floor plan

The layout, measured.

Measured plan by The Visaro. A note on names: the plan labels the large room with tall windows "Living Room" and the stove room "Family Room." This package follows the listing description, which calls them the reverse. Room sizes are the same either way.

Glenshire, year-round.

Glenshire is one of Truckee's established full-time neighborhoods, east of downtown along the Truckee River corridor. The home is close to Glenshire Elementary, and the residents association runs amenities that make it feel like a small town of its own.

Buyer notes

Good questions to ask.

These are the items I would want answered on any Glenshire home. I can help you track each one down during your contingency period.

Start with the seller disclosures and reports.

View the Disclosure PackageOpens the full disclosure package on HomeLight. Please review it before writing an offer, and reach out with any questions.
  1. Square footage

The listing uses 3,212 SF. The Visaro floor plan measures about 3,354 SF. Buyers should verify square footage and measurements with an independent source.

  2. Short-term rental use

Short-term rentals in Truckee are permitted through the Town of Truckee, not the HOA. Check current permit availability and rules with the Town's Short-Term Rental division before relying on rental income.

  3. Wood and pellet stoves

Ask for service and inspection records on the living room wood stove and the lower-level pellet stove, and confirm they meet current Town of Truckee requirements.

  4. Defensible space

GDRA adopted updated defensible space rules on September 3, 2026. Review them along with any Town and fire district inspection requirements.

  5. HOA documents

Review the CC&Rs, rules, budget, and recent board minutes, including the pool and building project the association is discussing.

  6. What conveys

Confirm which items stay with the home, such as the hot tub, bar refrigeration and taps, and any furnishings.
